This blog post will explore how these solutions can help you maximize your capabilities, enhance your skills, and ultimately achieve success.

Abu Dhabi Real Estate
Abu Dhabi continues to strengthen its position as an increasingly competitive real estate market in the region. In Q3 2025, the Abu Dhabi Real Estate Centre recorded 6,381 residential sales with a total value of AED 21.492 billion. The market has grown sharply both year on year and quarter on quarter, reflecting strong confidence from buyers and investors.
Cavendish Maxwell reports that transaction volumes reached a new record in Q3 2025. Off-plan properties accounted for AED 16.3 billion, which represented the majority of activity, while ready homes contributed AED 4.2 billion. Interest in new developments remains high, while completed homes continue to offer stability and reliable value for those seeking long term returns.
Handover & Delivery
Abu Dhabi is expected to deliver around 8,000 new homes by the end of 2025, with a further 12,800 homes projected for 2026. Historically, actual handovers have often fallen slightly behind planned timelines, which could maintain upward pressure on both prices and rents. For property management teams, this creates a landscape shaped by rising demand and limited ready supply.
Abu Dhabi Short Let Market
Alongside the traditional property market, the short let market in Abu Dhabi is expanding rapidly. Using AirDNA data, our report tracks entire place active listings, which are the only type of home approved for short let use. Since January 2023, listings have accelerated significantly, increasing 63.5% from Q3 2023 to Q3 2024 and 79.8% from Q3 2024 to Q3 2025.
At AirAD, we examine more than supply and price movements. Our report studies guest behaviour, booking patterns, average occupancy, the average length of stay, and booking lead times. We also analyse performance across three key submarkets in the capital: Yas Island, Al Reem Island , and Saadiyat Island.
For property owners, investors, and those exploring opportunities in the short let sector, this report offers valuable insight into where the market is today and where it is heading next.
